Real Estate Appraisal / Valuation

Market Value Appraisal

Our accredited real estate appraiser ensures the determination of the fair or reasonable price a property would obtain on the open market at a given date. This appraisal can be used for:

  • Financing: Provide financial institutions with an objective estimate to support a mortgage or refinancing application.
  • Marketing: Help the owner set a realistic asking price for selling a property.
  • Purchase, Acquisition, and Sale: Assist a buyer in making an informed offer based on the property’s true market value. Help a seller ensure that the offer price and all related conditions are reasonable.
  • Book Value: Determine the fair value of a property in a company’s financial statements, in compliance with accounting standards.

Market Rent or Market Rental Value Appraisal

Estimation of the current rental value of a property, comparable to what would be obtained under normal market conditions. The appraisal can be used to negotiate or renegotiate a lease and may be required by property owners, commercial tenants, investors, or public institutions that need or want to ensure the rent charged or paid is in line with current market conditions.

Replacement or Reproduction Value Appraisal

Estimation of the cost required to rebuild or replace a property using current materials and techniques, for various purposes:

  • Insurance: Determine appropriate coverage amounts, particularly for residential and multi-residential, industrial, commercial, heritage, or specialized buildings.
  • Strategic/Budget Planning: Assist asset managers in forecasting capital requirements or long-term projects.

Appraisal in the Context of Specific Claims with First Nations

Our expert can determine and provide reports, analyses, and estimates of current or historical land or property values used to calculate fair compensation amounts in accordance with recognized professional standards.

Expropriation Appraisal

Determination of the value of a property expropriated (in whole or in part) by a public authority for public interest projects (roads, infrastructure, etc.).

  • The appraisal is used to calculate fair compensation, sometimes including losses related to operations or future income.
  • It is intended for expropriated property owners, governments, or courts.
Review of Municipal or Property Assessment

We provide a critical analysis of the value established by the municipality or agency for property tax purposes. We verify whether the assessed value is fair, realistic, and consistent with market conditions as of the reference or effective date. If necessary, we assist our client in filing an appeal—a request for review—if the value is overestimated, which may result in a reduction of the property tax bill.

Our professionals are required to uphold the highest professional appraisal standards in Canada, Quebec, and internationally. All our services must comply with the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP – Appraisal Institute of Canada) and the Professional Practice Standards (PPS – Ordre des évaluateurs agréés du Québec). Our appraisal and advisory services incorporate these professional standards to ensure the information provided fully meets the specific requirements of the work performed for our clients.

Pricing

The pricing of our services depends on the location, scope, and complexity of each valuation/appraisal, service, or project to be carried out. Before beginning the work, we always provide the client with a written service proposal, which must first be accepted. This proposal contains, at a minimum, the following information: the detailed scope of work, the estimated related costs, and the service delivery timelines. Any changes to the scope, costs, or timelines must be subject to negotiation and mutual agreement.
